5 Study Tips for Passing the Appraisal License Exam

Passing your real estate appraisal license exam is one of the most important steps to getting your appraisal license. To help you prepare for the National Uniform Licensing and Certification Exam, we’ve put together a list of useful study tips. By following these five steps for successful exam prep, you can set yourself up for a passing score on your appraiser exam.

1. Focus your exam prep material

The sheer amount of material that is covered on the appraisal license exam can be overwhelming. Take practice exams to see where your weaknesses are, and concentrate on improving those areas. For example, you might focus your studies on specific areas or conceptual topics, like appraisal ethics or math and statistics. Make a list of your challenge areas, and tackle them one at a time. This will make passing your real estate appraisal exam much less overwhelming.

2. Use study aids

There are a number of exam prep study aids to help you focus on what information you need to absorb in order to pass. Take advantage of study tools like vocabulary flashcards and practice exams. There are several flashcard apps available, such as Quizlet, Cram, and StudyBlue. And when it comes to taking practice tests, try taking multiple exams instead of just one. Changing up your practice exams will help you get a feel for question variations and different wording.

Consult an appraisal friend or mentor who’s already passed the exam. They might be able to tell you about areas their exam focused on and what they found challenging. As a bonus, connecting with appraisers who are already in business helps broaden your network and lets your friends know about the new career path you’re about to embark on.

You can also contact others who are currently preparing for the same exam and ask if they’d like to study together. Studying with a group of people working toward a common goal not only helps cover more material, but also creates an atmosphere of motivation and accountability.

4. Brush up on test taking strategies

In addition to familiarizing yourself with the exam material, it’s a good idea to brush up on good test taking strategies as well. Remember the following best practices for exam day:

  • Get a good night’s sleep the night before
  • Make sure you’re well nourished on exam day (e.g., eat a good breakfast)
  • Read every word of every question on your appraisal license exam
  • Pay attention to the details and don’t rush
  • Carefully track which question you’re on
  • Watch the clock to ensure you have time to answer every question
