Heading Back to School

The days are getting cooler and resorts less crowded, a sure sign that summer is coming to an end. Kids are gearing up for the start of a new school year with fresh new kicks and finishing up that summer reading project that was put off until the very end. But what about us as adults? Long after school has ended we still need to find ways to stimulate our minds. We need to stay up to date on issues regarding our profession and ways to be the most competent in our jobs. However, we don’t have 8 hours each workday to spend learning, so we supplement with short webinars and training classes. Presented by Peter Gillispie. FHA has introduced a new, comprehensive online handbook, 4000.1: The FHA Single Family Housing Policy Handbook, that includes all applicable policies for those parties doing business with FHA ranging from appraisers to lenders and underwriters. HB 4000.1 will become effective September 14, 2015. The appraisal methodology to be used in performing an appraisal of a property to be financed with an FHA insured mortgage is consistent with the conventional lending industry with few exceptions. This webinar is intended to provide participants with an overview of the policy changes and clarifications in appraisal reporting requirements that will take place upon the new handbook becoming effective.

Part two reviews some basic statistical metrics used in regression analysis. Woody provides insight on how valuable sales agent interviews are when gathering data, and the benefit of using other approaches to support adjustments in the sales comparison approach.

Part Three:
In the final part of this series, Woody provides some real life examples of using the Cost Approach to support and add credibility in the Sales Comparison Approach. Woody also reviews Residual Improvement Value and how this can be an effective defense against overall price per square foot concerns and in conclusion reconciling each step of the valuation process.
